Negotiating treasure

Hi from oz again wanting to know when a player is helping and treasure negotiation happens say there are 4 treasure and the helper is offered 1st and last pick like in the episode.
Are the cards dealt face down the first and the last card to the helper and the rest to the munchkin in combat and are they then flipped and read.

Or are they flipped from the deal allowed to be read and then the helper gets one pick followed by the muchkins 3 and the helpers last choice?

If the helper gets first and last pick, all the Treasures are drawn and revealed and then the helper chooses one, lets the other player pick all but one, and the helper gets the last one.

If the helper just says "first and last Treasure," then the helper would get the first and last Treasures drawn, whatever they were. All the Treasures would still be revealed after the draw.
