HT -2 (total 12) [-20]

Secondaries: Add some move if needed/wanted.

Add DR 3, Lifting ST X and Payload Y to the list of Advantages, remove Single Minded and Vacuum Support. This could have just about any value, since it depends on how much you really want your house to carry.

Replace Disturbing Voice with Mute since houses don't speak [-15]. And Slap that No Manipulators [-50] on it.

It could come out quite expensive, or it could end up slightly more than a perk, but at least, when you feel like charging that band of Orcs while inside your house, you'll know how much damage it will do to the unlucky or that gets slammed by it, and how much punishment it will take before shutting down (if you keep Unnatural)
My house might need regeneration. But whose home doesn't?

You don't get walking cottages that far west. They're endemic to the Slavic countries and could probably be an invasive species.

Unaging or Extended Lifespan. IT (Homogenous). Machine. Houses can certainly be attractive or unattractive. Social Stigma (Valuable Property) or maybe even (Subjugated). You'll have to determine what sensory capabilities it has, but sight would be important if you want it to walk somewhere without running over people. And like I said, a ton of Accessory perks and/or Payload.

Buddy, you're not gonna find a better deal on a used walking cottage with this kind of mileage. Previous owner was a little old lady that only walked it to the market on weekends to go shopping. The knees are practically brand new!
Now, if you can pay cash I'll knock 10% off the top and you can walk it out of the lot today.

You should take Baba Yaga as an enemy to pay for it.

If you make it annoying enough to have a cottage following you around everywhere*, you can just assume the points balance out!

*chases buses, aggressive towards other houses, tries to mount the occasional gazebo, steps on children...

This is actually possible canonically- take it as an Enemy (Rival), with a frequency of appearance based on how often it inconveniences you.

It's house-shaped Discworld Luggage.
