Default Looking for the right enhancement

What enhancement do you need to add to a power in order to turn certain enhancements on and off. For example: building binding with both constricting and suffocating but being able to use it with one or the other or neither.

I thought it was Selective but this isn't covered in that enhancement in the core or Powers books that I can find...

If only certain enhancements are Selective can you apply Selectivity to the appropriate enhancements rather than the whole advantage or is certain enhancements being excluded from the Selectivity a feature you decide when building the power?

If you want only some to be Selective, I am inclined to call it a feature.

There is also the Selective Area +5%. Maybe, if you want only one part of it to be Selective, a +5% is appropriated.

Yes, it is Selectivity. In the past I've used a lesser version worth +5% for being able to turn off a single enhancement like Area Effect, Extended Duration, Jet, etc.
